Modřanka Residence was designed to provide both individuals and couples or families with children with great living. In addition to its location in Prague’s Modřanynear the Vltava River, comfortable living is also based on the sophisticated interior design of the apartments, which takes into account both the comfort and safety of the residents. And the fact that Modřanka uses modern technology so as not to burden the surrounding nature and environment is a pleasant bonus.
The security and privacy of the future residents of Modřanka will be taken care of in each apartment by a fire entrance door with security fittings and a durable steel door frame. On the outside, it will be decorated with laminate in wood decor and, on the inside, the owners will choose either white or wood decor. Depending on the architectural design, the interior doors will be single, double, smooth or glazed. All doors will have a standard height of 197 cm, which is sufficient for the vast majority of the population.
Each space is given a distinctive character by its owners. That is why the architects designed the interiors of the apartments at Modřanka Residence to make sure that everyone could arrange their new home in their own way. They chose a neutral white durable and abrasion-resistant paint for the walls. The toilet and bathroom, which include a bath or shower cubicle and ladder heated towel rails, will be equipped with high-quality ceramic tiles – clients will choose from several options. In the living areas, the residents will walk on laminate floating floors, which will be available in several decors.
The view of the surroundings will be made more pleasant for the Modřanka Residence residents with wooden Euro-windows with insulating double glazing, which will prevent heat loss in winter and help against overheating of the space in summer. The standard balconies will be covered with ceramic frost-resistant tiles, and the enclosed balconies and terraces will be decorated with concrete tiles laid on discs. And a safe view will be ensured by steel or glass railings.
Common areas for residents are an integral part of Modřanka. They include parking spaces in the basement, with the entrance monitored by a CCTV camera. There will also be spacious cellars for storing seasonal necessities. And the residents of (not only) the upper floors can look forward to a personal elevator. The last building stage envisages the construction of four commercial units in which space will be created for services for both new and old residents. This will make Modřanka an almost self-sufficient complex for a comfortable life.
Modřanka Residence is a prototype of a modern construction that combines emphasis on esthetics with sustainability and economy. The energy performance of the building will meet the parameters for inclusion in very economical category B so, with its limited consumption, the building will neither burden nature nor the residents’ budget. This will be facilitated, among other things, by energy-saving fixtures. The apartments will be heated by using hot water gas heating, and energy consumption can be controlled by meters located in the common corridor of each floor.
In accordance with the philosophy of sustainable housing, Modřanka Residence will use the technology of forced ventilation with heat recovery. This modern system allows air exchange without open windows. The rooms receive filtered fresh air that is already preheated or cooled, depending on the season. The advantages of this technology include not only energy savings by avoiding additional heating due to heat losses but also a healthy indoor environment.
